How It Works
You Invest
Purchase a secured promissory note issued by the fund. Minimum investment of $100,000.
We Lend
Your capital is pooled and deployed into short-term hard money loans to real estate investors in Virginia. Every loan is secured by a first-position lien on the property and underwritten at 70% or less of the after-repair value.
You Earn
Receive monthly interest payments at a targeted rate of 8.5–10%, determined by the amount you invest. Notes have a one-year minimum term, after which you can redeem quarterly with 60 days notice. Tax reporting is a simple 1099 — no K-1s. Targeted returns are not guaranteed.
